1. Any contract to hire a property featured on this website is between the property owner and you, as the renter. Town and Country Cottages are agents for the property owners and are not principles. The contract does not take effect until Town And Country Cottages sends a written or e-mail Confirmation to you.

2. Full payment is due six weeks prior to the start of the holiday or at the time of booking if this is later. If the balance is not received by the due date Town And Country Cottages Shall be entitled to cancel the booking and all deposits and payments already made shall be forfeit without prejudice to Town and Country Cottages's right to claim for balance of the total price.

3. Cancellations must be in writing or by E-mail. If cancellation takes place between four and six weeks before arrival 25% of full amount will be forfeit. If a cancellation takes place between two and four weeks prior to arrival 50% of the full amount will be forfeit. If a cancellation takes place less than two weeks prior to arrival date you will be liable to forfeit the full amount, however if the Property is subsequently relet 75% of the balance will be refunded providing full payment has been received.

4. The holiday home owner does not accept liability for loss or damage to personal effects, baggage, car, or any other item belonging to the renter or any member
of the renter's party.

5. The total number of any party shall not exceed the maximum number stated for any particular cottage in the brochure or website, unless prior consent has been given.
The property owner reserves the right to terminate the hire without notice and without refund in event of a breach of this condition.

6. The property must be vacated by 10.30 Am. on the final day of hire and left in a clean condition. A charge will be incurred by the renter if extra cleaning is required.

7. Every effort is made to ensure that the property description contained in the website and current material is correct.
The property owner reserves the right to make modification to the property specification that are considered necessary in light of operating requirements. Where possible customers will be notified of changes before commencement of their holiday.

8. The property owner or his /her representatives shall be allowed access to the accommodation at any reasonable time during any holiday occupancy.

9. The Holidaymaker shall keep the holiday accommodation and all furniture, fixtures, fittings and effects in or on the holiday accommodation in the same state of repair as at the commencement of the holiday, and shall leave the holiday accommodation in the same state of cleanliness and general order in which it was found.

10. In the event of a complaint the owner/caretaker of the property must be informed of the problem immediately in order that it may be rectified. If a satisfactory outcome does not result Town And Country Cottages should be informed in writing as soon as possible stating the nature of the complaint and the date on which it occurred.

11. It is strongly recommended that clients take out their own holiday insurance to cover the possibility of cancellation charges.

12. All deposits are non-refundable.

13. No booking is definite until a deposit is received and confirmed by us.
